What Is Modified Bitumen Roofing?
Modified bitumen (often called mod bit) is an asphalt-based roofing membrane reinforced and modified with polymers for added flexibility and toughness. It is typically installed in multiple plies, such as a base sheet and a cap sheet, creating a layered, redundant roof. Depending on the system, mod bit can be applied with cold adhesives, self-adhered sheets, hot asphalt or torch application. Cap sheets often have a granulated surface for added protection.
Cold-Process vs. Hot-Applied Modified Bitumen
Modified bitumen can be installed two general ways. Hot applied modified bitumen roofing uses heat to bond the plies, either by mopping hot asphalt from a kettle or by torch-applying the sheets. Cold process modified bitumen bonds the plies with cold-applied adhesive or uses self-adhered sheets, so there is no hot kettle or open flame on the roof.
| Hot-Applied Modified Bitumen | Cold-Process Modified Bitumen | |
|---|---|---|
| Install method | Hot asphalt mopped between plies, or cap/base sheets torch-applied with an open flame | Cold-applied adhesive between plies, or self-adhered (peel-and-stick) sheets |
| Odor & fumes | Hot asphalt kettles and torching produce noticeable odor and fumes | Generally lower odor; adhesives can still have some odor while curing |
| Fire safety | Requires open flame or a hot kettle, with fire-watch and safety precautions | No open flame or hot kettle on the roof |
| Weather & temperature | Less sensitive to cool temperatures during application | Adhesives and self-adhered sheets have minimum temperature limits set by the manufacturer |
| Cure time | Hot asphalt sets as it cools | Cold adhesives need time to cure, which can be slower in cool or humid weather |
| When it makes sense | Projects where hot work is permitted and experienced crews can control the process | Occupied buildings, hospitals, schools and sites where open flame or fumes are a concern |
Because cold-process systems avoid open flame and hot asphalt, they are often preferred for occupied buildings, hospitals, schools and other sites where fire risk and fumes need to be kept to a minimum. Hot-applied systems remain a proven option where hot work is permitted. We will recommend the method that fits your building, schedule, weather and the manufacturer’s requirements.
Benefits of Modified Bitumen Roofing
- Multi-ply redundancy – Two or more layers provide backup protection if the top layer is damaged.
- Tough surface – Granulated cap sheets stand up well to foot traffic around rooftop equipment.
- Several application methods – Cold-applied, self-adhered and other methods let us fit the system to your building and safety needs.
- Good for detail work – Mod bit handles flashings, parapets and penetrations well.
- Repairable – Damaged areas can usually be patched with compatible materials.
- Johns Manville & GAF systems – Ask us about the warranty options available for your project.
Buildings Modified Bitumen Is a Good Fit For

Modified Bitumen Roofing FAQ
Is modified bitumen better than single-ply roofing?
It depends on the building. Mod bit offers multi-ply redundancy and a tough surface, while single-ply membranes like TPO, PVC and EPDM have their own advantages. We will compare options for your roof.
Do you use torches to install modified bitumen?
Not always. Many mod bit systems are cold-applied or self-adhered. We choose the application method based on the building, the system and job-site safety.
Can you repair an old modified bitumen roof?
Often, yes. Depending on its condition, repairs or a restoration coating may extend its service life.
Is cold-process or hot-applied modified bitumen better?
Neither is better for every roof. Cold-process modified bitumen avoids open flame and hot kettles, which makes it a strong choice for occupied buildings, hospitals and schools. Hot-applied modified bitumen roofing is a proven method where hot work is allowed. We weigh safety, odor, weather and schedule to recommend the right one.
Which modified bitumen systems do you install?
We install Johns Manville and GAF modified bitumen systems.
