Commercial Roof Maintenance Programs

Preventive Inspections, Seasonal Service & Documented Reporting for Low-Slope Roofs

A Maintenance Program Built Around Your Roof

A commercial roof is one of the largest assets on a building, and it is also one of the easiest to forget about until water shows up on a ceiling tile. McGuire Roofing’s commercial roof maintenance programs replace that reactive cycle with a planned one. We visit on a set schedule, look at the roof the same way every time, fix small issues before they spread, and give you a written record of what we found and what we did.

This page explains how our programs work in detail: what happens on a preventive inspection, how seasonal visits differ, why drains and debris get so much attention, when a moisture survey makes sense, what goes in your report, and how priority response works for program clients. If you just want to compare visit frequencies, see our commercial roof maintenance plans overview.

We maintain the low-slope systems found on most commercial, industrial and multi-family buildings, including TPO, PVC, EPDM, modified bitumen, coated roofs and commercial metal roofs (R-panel and standing seam). Johns Manville is our main commercial manufacturer, we are Duro-Last certified (mainly PVC), and we are GAF commercial certified as a third option, so our technicians know how these membranes are built and how they age.

Why Preventive Maintenance Pays Off

Most commercial roof leaks do not start as big failures. They start as a clogged drain, a seam that has begun to open, a pitch pan that has lost its sealant, or a puncture left behind by someone servicing a rooftop unit. Left alone, water finds its way into the insulation, where it can travel well away from the original entry point and quietly reduce the roof’s insulating value before it ever shows up inside.

  • Catch problems while they are small. A few feet of seam repair or a re-sealed penetration costs far less disruption than wet insulation replacement.
  • Protect the building and what is inside it. Inventory, equipment, finishes and tenants all depend on a dry roof.
  • Support your manufacturer warranty. Many manufacturer warranties call for routine maintenance by the owner. Documented visits help show the roof has been cared for. Your specific warranty terms control, and we are happy to review them with you.
  • Plan your budget. Regular condition reports help you see when a section is nearing the end of its service life, so a restoration or replacement can be planned instead of forced.

What Happens on a Preventive Inspection

Each scheduled visit follows a consistent checklist so conditions can be compared from one visit to the next. A typical preventive inspection covers:

  • Field of the roof – Membrane surface condition, punctures, blisters, ponding areas, surface wear and signs of foot-traffic damage.
  • Seams and laps – Probing and visual checks of seams on single-ply systems and laps on modified bitumen.
  • Flashings – Wall, curb and parapet base flashings, counterflashing, termination bars and sealant joints.
  • Penetrations – Pipe boots, pitch pans, vents, conduit supports and anything else that passes through the membrane.
  • Rooftop equipment – Areas around HVAC units, condensate lines, and service paths where trades walk and set down tools.
  • Edges and metal – Perimeter edge metal, copings, gutters and downspouts, and any loose or lifted metal.
  • Drainage – Drains, strainers, scuppers, overflow scuppers and gutters, plus areas where water sits after rain.
  • Interior clues – Where access is provided, we look at ceilings and the underside of the deck for staining that can point to an active leak.

Minor items that can be handled safely during the visit, such as clearing debris or re-sealing a small sealant joint, are typically addressed on the spot when your program includes it. Larger repairs are documented with photos and a recommendation so you can approve them before work begins.

Seasonal Visits: What Changes Through the Year

Roofs in our region see hot, humid summers, heavy spring and summer storms, fall leaf drop and winter freeze-thaw cycles. Our seasonal visits are timed to those conditions:

Spring

Look for winter damage, freeze-thaw movement at flashings and sealants, and debris left from winter storms. Confirm drainage is clear before the heavy storm season.

Summer

Check areas around rooftop equipment that sees heavy service traffic, look at membrane surfaces after heat exposure and inspect after severe storms.

Fall

Clear leaves and debris from drains, scuppers and gutters, and prepare the roof for winter. Sealant and flashing touch-ups are easier before cold weather.

After Storms

After major wind, hail or heavy rain, we visually inspect for punctures, lifted edge metal, displaced items and blocked drainage.

Visit frequency depends on the roof. A newer roof on a building with little rooftop equipment may need an annual or spring-and-fall schedule. Older roofs, roofs under heavy tree cover, and roofs crowded with HVAC equipment usually benefit from quarterly or more frequent visits. Our maintenance plans page lists the visit schedules we offer.

Drain and Debris Management

On a low-slope roof, drainage is everything. A single blocked drain can turn a section of roof into a pond, and standing water adds weight, speeds up wear on some membranes and finds any weakness in a seam or flashing. That is why drains and debris get attention on every visit.

  • Remove leaves, branches, trash and loose materials from the roof surface.
  • Clear and check drain strainers and confirm they are in place and secured.
  • Clear primary and overflow scuppers, gutters and downspout openings.
  • Note recurring ponding areas so they can be tracked over time.
  • Flag debris sources, such as overhanging trees or equipment that sheds parts, so they can be dealt with at the source.

Where heavy snow is a concern, our maintenance team can also discuss commercial roof snow removal to help protect the membrane and structure.

Moisture Surveys – Performed In-House

Visual inspection only shows the surface. When a roof has a leak history, is approaching a replace-or-restore decision, or is being evaluated before a coating, a moisture survey helps show where water has gotten into the roof assembly.

McGuire Roofing performs moisture surveys in-house, using infrared (thermal) scanning and electronic leak detection. Infrared scanning looks for temperature differences across the roof that can indicate wet insulation below the membrane. Electronic leak detection helps pinpoint breaches in the membrane itself. Because our own team does the survey, the people reading the results are the same people who will recommend and perform the repair. Findings may be confirmed with small test cuts that are then patched.

Moisture survey results help answer practical questions: Can this roof be repaired or restored, or does it need replacement? How much wet insulation should be removed? Are leaks concentrated in one area? That information is especially useful before investing in a roof coating, since coatings are generally not applied over wet insulation.

Reporting You Can Use

Every visit ends with a written condition report with photos. The goal is a report a facility manager, owner or asset manager can read quickly and act on. Reports generally include:

  • Date of visit, roof areas inspected and the weather conditions.
  • Photos of the overall roof and of each item found.
  • Work completed during the visit, such as drain clearing or minor sealant repair.
  • Recommended repairs, ranked by urgency, so you can approve what matters most first.
  • Notes on trends compared with earlier visits, such as a ponding area that is growing.
  • Long-range observations that support capital planning for restoration or replacement.

Because reports are consistent from visit to visit, they also build a maintenance history for the building, which is useful when you talk with the manufacturer about warranty matters, with an insurance adjuster after a storm, or with a buyer if the property is sold.

Priority Response for Program Clients

Leaks rarely happen at a convenient time. McGuire Roofing answers its phone 24/7, and maintenance program clients move to the front of the line when they call for service. When you call, our team will gather details on the location and what you are seeing, and a service crew is dispatched as needed, typically within 24 hours. When a leak cannot be fully repaired right away, temporary measures such as emergency tarping or a temporary patch can help limit further damage until a permanent repair can be made.

We do not publish guaranteed response times. Response depends on location, weather and safety conditions. If your facility needs a specific response commitment, we can discuss it as part of your program.

Metal Roof Systems: R-Panel and Standing Seam

Maintenance programs also cover commercial metal roofs, including exposed-fastener R-panel and standing seam systems. Metal roofs have different weak points than membrane roofs, so the checklist changes:

  • Fasteners – On R-panel roofs, backed-out, loose or missing fasteners and worn sealing washers are a common leak source.
  • Panel laps and end laps – Sealant at side and end laps can dry out and let water in.
  • Standing seams and clips – Seams are checked for separation or damage, especially after high winds.
  • Trim, ridge and flashings – Ridge caps, rake and eave trim, curb flashings and penetration boots.
  • Corrosion – Rust at cut edges, scratches and areas where dissimilar metals touch.
  • Gutters and valleys – Debris that holds water against the panels.

Roofs We Maintain, Including Ones We Did Not Install

We maintain many commercial roofs installed by other contractors. Our first visit is a baseline inspection that documents the roof’s current condition so later visits have something to compare against. For roofs we install, a maintenance program is a natural next step after the project is complete.

Program clients include commercial, industrial and multi-family properties. For owners and managers with buildings in several locations, see our multi-site and portfolio roofing page.
