Roof Replacement in Knoxville, TN

GAF Master Elite Roof Replacement with Free Inspections & Written Estimates

Roof Replacement for Knoxville Homes

When a roof has reached the end of its useful life, patching it one leak at a time usually costs more in the long run than starting fresh. McGuire Roofing replaces residential roofs across Knoxville and East Tennessee from our office at 623 Simmons Road, Suite 1, in West Knoxville. We start with a free inspection, explain what we find in plain language and give you a written estimate, so you can decide whether you truly need a new roof or whether a repair still makes sense.

As a GAF Master Elite contractor, we install complete GAF shingle roof systems, not just shingles. That means matched underlayment, starter strips, ridge caps and ventilation designed to work together, and it allows qualifying roofs to be registered for GAF warranty coverage. If you prefer another brand, we can also install CertainTeed, Owens Corning, Atlas, Tamko and IKO shingles.

Signs It May Be Time to Replace Your Roof

Not every leak means you need a new roof. These are the signs that usually point toward replacement rather than repair:

  • Age. Asphalt shingle roofs wear out over time. If your roof is original to a home built in the 1990s or early 2000s, it is worth having it looked at, even if it is not leaking yet.
  • Curling, cracking or missing shingles across large areas of the roof, not just one spot.
  • Heavy granule loss. Bald patches on shingles, or lots of granules collecting in your gutters and at the bottom of downspouts.
  • Soft or sagging decking. A roof that feels spongy underfoot, or a roofline that dips, can mean the wood beneath the shingles has been damaged by moisture.
  • Repeated leaks in different places, or stains on ceilings and in the attic that keep coming back after repairs.
  • Daylight or moisture in the attic, or signs of poor ventilation such as damp insulation or mildew.
  • Storm damage over a large area. Widespread hail or wind damage may justify replacement. See our storm damage roof repair page for how we handle inspections and claims.

Still not sure? Our guide to roof repair vs. roof replacement walks through the decision in more detail.

Our Roof Replacement Process

1. Free inspection and written estimate

We inspect the shingles, flashing, vents, pipe boots, gutters and, when it is accessible, the attic. You get photos of what we found and a written estimate that spells out the materials and scope of work.

2. Choosing materials and colors

We help you choose a shingle line, color and ventilation plan that fit your home and budget. Most of our replacements use GAF architectural shingles, and we also offer metal roofing and specialty roofs like synthetic slate and stone-coated steel.

3. Scheduling and preparing your property

Our office coordinates your start date and lets you know what to expect. Before work begins, we protect landscaping, AC units and other areas around the house as much as possible.

4. Tear-off and decking inspection

We remove the old roofing down to the deck so we can see the wood underneath. Any soft or damaged decking is pointed out to you before it is replaced.

5. Installing the new roof system

We install underlayment, ice and water protection in vulnerable areas such as valleys, new flashing, drip edge, shingles, ridge caps and ventilation as a complete system.

6. Cleanup and final walk-through

We clean up debris and run magnets across the yard and driveway to pick up stray nails. Then we walk through the finished job with you and answer any questions.

Most single-family replacements take roughly one to three days of work on the roof, depending on the size and steepness of the roof, the amount of decking repair and the weather. We will give you a realistic schedule for your home when we write your estimate.

GAF Shingles and Warranty Options

Because McGuire Roofing is a GAF Master Elite contractor, qualifying complete GAF roof systems can be registered for GAF’s enhanced warranties, including the System Plus, Silver Pledge and Golden Pledge limited warranties. Coverage, eligibility and terms are set by GAF and depend on the products installed, so we will walk you through which options apply to your roof before you sign anything. What Affects the Cost of a New Roof in Knoxville?

Every roof is different, so we do not quote prices without seeing the home. The main factors that drive the cost of a roof replacement are:

  • The size of the roof and how many layers need to be torn off
  • How steep the roof is and how many valleys, dormers and chimneys it has
  • How much decking needs to be replaced once the old roof is removed
  • The shingle line or roofing material you choose
  • Ventilation upgrades, new flashing and other details

Roof Replacement FAQ

How do I know if I need a roof replacement or just a repair?

If damage is limited to a small area and the rest of the roof is in good shape, a repair is often enough. Widespread curling, granule loss, soft decking or repeated leaks usually point to replacement. We will inspect your roof for free and tell you honestly which option makes sense.

How long does a roof replacement take?

Most single-family homes take roughly one to three days of work on the roof. Larger or steeper roofs, extensive decking repairs and weather can add time. We will give you a realistic schedule with your estimate.

What shingles do you install?

We mainly install GAF shingle roof systems as a GAF Master Elite contractor. We can also install CertainTeed, Owens Corning, Atlas, Tamko and IKO shingles, as well as metal and specialty roofs.

What warranty options are available?

Qualifying complete GAF roof systems installed by a Master Elite contractor can be registered for GAF System Plus, Silver Pledge or Golden Pledge limited warranties. Terms are set by GAF, and we will explain which options apply to your roof.

Can insurance pay for my roof replacement?

If your roof was damaged by a covered event such as hail or wind, your policy may help. We offer free storm damage inspections, photo documentation and can meet your adjuster on the roof. You are responsible for your deductible, and we do not cover or waive deductibles.

Do you offer financing?

Yes, financing is available for qualified clients. Call our office or visit our financing page to learn more.

How much does a new roof cost in Knoxville?

It depends on the size and pitch of the roof, the materials you choose and how much decking needs repair. We provide free written estimates after inspecting your home.
